  • Real estate appraisal is the cornerstone of our business.

    Rigorous attention to detail and a thorough understanding of appraisal principles and techniques provides our clients with highly credible results that they can depend on.

    Our extensive experience covers a wide range of property types. This includes nearly all categories of land, master-planned communities, residential, retail, office, multifamily, industrial, hospitality, tidelands and marinas, corridors, wetlands, and an eclectic blend of special-purpose properties.

    Property interests include full fee, leasehold, leased fee, and fractional interests, as well as easements of various types.

    Our appraisal and valuation advisory services are suitable for asset management and pricing purposes, litigation support, lease revaluation, estate matters, appraisal review, and property tax appeals, among others.

  • We offer highly specialized services for attorneys and clients in a variety of dispute resolution contexts. As independent professionals we provide unbiased analyses and opinions of value that can be relied upon by parties in negotiations, mediations, arbitrations, and courtroom trials.

    The nature of these assignments can include long-term ground lease revaluations or rent re-settings, eminent domain matters, property value diminution, or environmental contamination issues.

    In addition, we are qualified to serve as arbitrators and mediators in real estate valuation matters.

  • We are well respected and experienced in eminent domain matters, working with both property owners and public agencies. We have proven capabilities in developing and supporting opinions of value and just compensation estimates for full takings, partial takings, and easement acquisitions.

  • We bring a wide range of experience to the appraisal of coastal-related properties such as high-value waterfront residential properties, tidelands, marinas, commercial wharves, and mooring fields in a number of jurisdictions in Southern California. These assignments have included both asset valuation and the determination of fair market rent.

  • Corridor valuation is a specialized area of appraisal practice. DuVall Appraisals has in-depth knowledge and experience in the analysis of railroad rights of way, transmission line corridors, pipeline easements and similar property types. In addition to the valuation of existing corridors, these assignments can include partial acquisitions, transverse crossings, corridor expansion, or abandonment value.

  • Some real property interests can present complex and unusual valuation challenges. We have tackled assignments involving various types of conservation land, including wetlands, churches, amusement parks, cell towers, remnant parcels, yacht clubs, orchards & vineyards, waterfront properties, and high-value estates, among others.

Stuart D. DuVall, MAI
Principal

Stu has been appraising real property since 1986.  His appraisal experience covers a broad range of property types and assignments, primarily in Southern California. 

Stu has served as an expert witness in courtroom, arbitration and mediation settings in California. He has testified in Superior Court, and in front of assessment appeals boards, in Los Angeles and Orange Counties. He has also served on arbitration and appraiser panels in California and Hawaii.

Prior to founding DuVall Appraisals, Stu was a partner for many years with the well-known and highly respected appraisal firm of George Hamilton Jones, Inc., of Newport Beach, California.

Born and raised in Southern California, Stu has a BA from Claremont McKenna College and an MBA from the University of Washington.  He has served as President of the Southern California Chapter of the Appraisal Institute. He has also been President of the International Right of Way Association’s Chapter 67 in Orange County.
